Construction closeout • owner handoff • permanent record

Hand off a permanent project record—not a folder of scattered photos.

NEDD turns agreed final-stage field capture into a dated, organized visual record for owner review, turnover, warranty reference, maintenance planning, and future comparison.

Representative organized construction record with dated milestone and closeout views
Representative deliverable concept. Final capture, file structure, compatibility, and review format depend on the written scope.
The outcomeGive the owner, contractor, and facility team one dated record they can revisit after the jobsite changes.
  • Written capture plan
  • Indexed final files
  • Human-reviewed handoff
Scope a Closeout Record
One-project closeout pilot

Start with the handoff decision, then select the capture stack.

A pilot can cover one project, one turnover milestone, and one defined review group. The written quote is based on access, site size, safety requirements, capture time, processing, hosting, travel, and required deliverables.

1. Define the record

Confirm areas, milestones, exclusions, reviewers, existing plans, access permissions, safety rules, deadline, and how the record will be used.

2. Capture the evidence

Use the right mix of ground imagery, permitted drone views, Matterport, LiDAR, thermal imaging, or inspection endoscopes where each method adds useful context.

3. Deliver the handoff

Organize indexed files, spatial links or models, exterior context, visible-condition notes, limitations, and a guided remote review for the people receiving the project.

What the buyer receives

A usable closeout system, not just a scan.

The value is the permanent project memory: what was captured, where it belongs, when it was visible, what was outside scope, and how the next owner or facility team can find it.

  • Dated overview, room, exterior, roof, access, equipment-zone, and agreed detail views
  • Indexed evidence folders with location and milestone references
  • Matterport, LiDAR, photogrammetry, or other 3D records where scoped and technically appropriate
  • Thermal or endoscope evidence where conditions, access, and the written scope support their use
  • Known limitations, excluded areas, unanswered questions, and professional-review triggers
  • Owner-ready handoff and a baseline option for warranty, repair, or recurring AssetGuard monitoring
Relevant operating experience

Field documentation for demanding property and infrastructure decisions.

NEDD has worked with national clients and government organizations at the state and local levels. Its capture work has also supported Slabworx concrete assessments and AssetGuard infrastructure monitoring.

Specific client, agency, project, and outcome details are provided only when disclosure is authorized. Scope, access, privacy, aviation, safety, and professional boundaries are confirmed before field work.

Closeout questions

Set the record up correctly before final capture.

What does a construction closeout record include?

The written scope can include dated ground photography, permitted aerial views, Matterport or LiDAR spatial records, thermal or endoscope documentation where appropriate, indexed files, visible-condition notes, limitations, and a remote handoff review.

Does NEDD certify construction compliance or replace an engineer?

No. NEDD provides field documentation and decision-support records. Engineering certification, code compliance, survey, legal, safety, and contractual determinations require the appropriate licensed professional or authority.

Can the closeout record become a maintenance baseline?

Yes. The final project record can be scoped as a baseline for warranty reviews, seasonal checks, repairs, renovations, and future condition comparisons.

Build the handoff around the decision

Tell NEDD what the next owner or team must be able to find and review.

We will return a written scope for the capture, organization, delivery, limitations, and optional future-comparison plan.

Request a Closeout Scope

Professional boundary: NEDD documents visible and available field evidence as scoped. Closeout documentation does not certify code compliance, construction quality, payment entitlement, contractual completion, engineering performance, safety, survey accuracy, or legal responsibility. Those determinations require the appropriate licensed professional, authority, or contracting party.
